Stag’s grove

Stag’s Grove Family Center is an infill project in a mature, developed area of Johnson County, Kansas with a population of 200,000 within a 10-minute drive.  According to the latest Kansas Department of Transportation survey, 35,000-40,000 vehicles pass this property on Shawnee Mission Parkway (SMP) daily, offering outstanding visibility and access.  Having diligently worked to assemble a synergistic tenant mix, Stag’s Grove is now 76% pre-leased to a national brand breakfast dining tenant, 36-location dry cleaner, and a 9-location dental practice.  We are in final negotiations with a national sandwich retailer for the remaining 1,900sf. 

The elevation of the land is approximately 6’ below the grade of SMP.  Starting in 2012, we will be raising the grade with 3-4’ of fill before building a single-story structure with approximately 22’ parapet walls for outstanding visibility and presence on the parkway.  With dual drive-thrus for Dunkin’ Donuts and Pride Cleaners, we will take maximum advantage of the strong vehicular traffic while moving the auto queues to the opposite side of the building away from the pedestrian traffic for optimal safety.

The property is situated on one of the highest traffic corridors in the Kansas City metro in the middle of a nearly 3 mile stretch of commercial retail properties along the Parkway.  To the property’s south, on the other side of a dense tree line and creek bed, is the residential neighborhood of Noland Acres.  To ensure the quite privacy of this neighborhood, the developer is undertaking steps to minimize the project’s impact in the area while providing a strong presence to tenants on the Parkway.

This quality material, modern design, and locally owned development will be a positive addition to the community.  While providing employment to over 60 permanent jobs to area residents, the construction in 2013 will also employ well over 100 tradesmen during construction.   The family oriented businesses that occupy the center are locally owned, stable companies that will be good contributors to our Shawnee community.
